Project Overview

We were appointed by Compass to work on the project for Northumberland Estates on a design build contract. Our first challenge was to find some value in the ground works with a piled foundation solution having previously been advised making the project unavailable. As part of our appointment, we undertook a review of the geotechnical information and well as revisiting the above ground structure and were able to adopt raft foundation omitting the piles from the design.

Our scope included the substructure, podium steel frame, coordination with the timber frame contractor, external works, and drainage. The drainage design incorporated an attenuation basin to hold surface water once it has been collected in soft landscaped “rain garden” filter drains ensuring that surface water is both held back in times of significant rainfall improving flood risk in the local area as well as positive improvement in water quality and biodiversity
