Project Overview
This project due to complete spring 2023 and is set to be one of the city centres best residential developments. Set within the historic Stephenson quarter on the bank of Newcastle quayside built to reflect the industrial heritage of the area. Set over 8 floors the site presented several challenges beginning with the NWL tunnel that runs within the footprint of the building, the basement car stacker historic masonry structures, NEDL electrical substation and slope stability challenges.
Our scope at planning included assessing how the site could be built on without impacting the below NWL tunnel, the historic masonry structures, the fragile quayside slope stability, and the flood risk. In order to address these issues, we demonstrated that by piling the site the unstable slope could be secured, a full floor deep concrete beam could be a retaining wall and enable the building to span the tunnel and the inclusion of green roofs and external rain gardens would reduce the flood risk whilst increasing biodiversity within the city.
